ARE YOU LOOKING FOR AN EXCITING NEW OPPORTUNITY IN SALFORD OR PRESTON? ELECTRICITY NORTH WEST IS LOOKING FOR A LAND RIGHTS & CONSENTS ASSET PROTECTION SURVEYOR, AND ARE OFFERING A SALARY OF £55,000 PLUS EXCELLENT BENEFITS.

Working as part of the Land Rights & Consents (Asset Protection) team, responsibilities include managing lease renewals and rent reviews, Landlord & Tenant 1954 S25/26 notices, the acquisition and disposal of freehold and leasehold land rights, management of minor tenancies on ENWL land, compulsory purchase, notices to terminate, removal of assets, and (on occasion) the acquisition of easements and wayleaves to ensure that our operational assets are protected. Reporting to the Land Rights & Consents (Asset Protection) Manager and Head of Land Rights & Consents, the role covers the entirety of operational region.
The team faces challenges daily in respect to the rights we hold for our apparatus and operational property. Whilst we can often resolve challenges through skilled negotiation, there are instances where we have had to seek resolution through the Courts, Upper Chamber Lands Tribunal or via a Necessary Wayleave Hearing. It will be the responsibility of the role holder to carry out those initial negotiations, try to reach a mutually acceptable commercial agreement between the parties, and justify the outcome to the business. Should this not be the case, the role holder will be responsible for instructing and external expert advisors (e.g. Legal Counsel, independent valuation specialists), ensuring that the necessary information and evidence is provided and that all associated statutory timescales are met, compiling the application and supporting evidence to the court/tribunal, and managing both the external advisors and the budget for the matter in its entirety.
The role will include cross working advice and liaison with the wider Land Rights & Consents, Legal and Telecoms teams, to ensure that we are in the best possible position to protect and secure our assets and operational property.,

  • Educated to degree level (RICS accredited degree in a relevant subject matter).

    Working / in depth knowledge of the Landlord & Tenant Act 1954, and an understanding of all other supporting legislation essential to our function including (but not limited to) the Electricity Act 1989, property, contract, planning and environmental legislation.

  • Ability to engage in complex negotiations with commercial implications.

  • Demonstrate the ability to make decisions within defined parameters.

  • Demonstrate the ability to represent ENWLs interests in formal procedures such as court / land tribunal etc.

  • Be an excellent verbal and written communicator proficient in the use of general IT systems along with the use bespoke property and project management programmes.
